Purpose:
Perform real estate management functions for those properties
owned and or operated by Company. Work with internal groups
(Legal, Regional Leasing teams, Regional Site Management teams,
Lease Administrators, Accounting, Finance, etc.) on asset
management issues. Be the focal point for all site expansion
and lease renewal and expiration activities with landlords and
internally.
Job Functions:
- Develop and foster positive and advantageous working
relationship with landowners and / or their representatives as to
site locations leased by Company
- Negotiate all final lease term expirations analyze and execute
all notice/automatic lease renewals
- Provide owner good understanding of the leasing and rental
processes and properly manage expectations
- Understand financial reporting and lease rental and charges
activity reporting
- Obtain prompt and efficient Landlord approval of convenience
documents such as estoppels, SNDA's, consents and signatures
- Liaise with accounting and management to assure timely &
accurate ground rent lease data to facilitate the payment of
accurate ground lease rents
- Liaise with Leasing, Development and Legal groups to facilitate
the negotiation and preparation of ground lease amendments, tower
swaps, carrier easements and or ground expansions
- Work closely with other support groups (Regional Leasing
Management, Regional Site Management, Lease Administration,
Accounting, etc.) concerning asset related matters. (Lease
issues, access issues, maintenance issues, rent issues.)
- Interface with other support groups to abstract ground lease /
property data and summarize in spreadsheet from for uploading into
company asset management database system
- Review and interact with legal department regarding those
properties purchased or constructed by GTP
- Provide insurance coverage evidence to landlords, as required
by lease

assigned to incumbents on this job title. They are not

Working Conditions and Physical Demands:
Working in an office environment (company
facilities).
Qualifications:
- 4 year advanced degree, preferably in a business related
discipline
- Prefer minimum 3 years experience in wireless communication
industry and / or real estate
- Bilingual in English and Spanish, both spoken and written
- Proficient user of Excel, Outlook, MS Word and other MS Office
suite products
- Strong negotiating and organization skills with experience in
property management and relationship fostering
- Proven success in either a real estate management or related
field
- Must be able to professionally communicate with property owners
and representatives in verbal and written form
- Must be a tactful and effective negotiator with landlords
- Demonstrated mastery balancing multiple tasks, project
management skills
- Strong written and verbal communication with supervisor,
clients and colleagues
Effective in an entrepreneurial culture, working independently and
as part of a team
