Purpose:
Supports leasing, acquisition, development and financing and
litigation requirements by reviewing, editing, and processing
contracts and other legal documents for execution and or/submittal;
ordering, evaluating and processing title insurance, and ensures
proper legal procedures are followed for leasing and closing GTP
tenant leases and new builds.
Job Functions:
- Provides legal support to General Counsel in all legal matters
relating to acquisition, development, leasing and
litigation matters
- Assists the Regional Leasing Managers, Lease Administrators and
Asset Management in processing tenant and landlord agreements
- Reviews, provides language as required and approves legal
language changes to GTP standard tenant leases/licenses and all
tenant provided documents
- Ensures that all ground leases comply with GTP legal
requirements and are executed by coordinating nonstandard lease
revisions with Acquisition Specialists and other appropriate
personnel, reviewing and processing all ground leases
- Orders, tracks, and receives title reports and cures title
issues when necessary
- Refers legal issues on lease revisions and title issues to
either corporate or outside counsel, when necessary, and monitors
the progress on such issues
- Facilitates the closing of ground leases procuring title
insurance and filing the Memorandum of Lease and other closing
documents
- Maintains integrity of legal files by reviewing files on an
ongoing basis and ensuring that all required documents are
included
- Facilitates the hand-off of completed sites to Asset Management
by completing the required forms
- As required, work with tenants and landlords in resolution of
any lease concerns
- Reviews ground leases for mortgage rights and conditions
preparing consents and notices where applicable
- Drafts, tracks and processes various mortgages documents for
execution and integration into our data systems. Resolves
County Recorder's rejections when necessary.
- Prepares qualifications and other filings with the Secretary of
State in various states as needed.
- Prepares internal Assignment docs for financing purposes
- Maintain contract binders
- Maintain entity minute books

Working Conditions and Physical Demands:
Position works in a normal office environment.
Standing, sitting, and walking required daily. Job will
involve minimal travel.
Qualifications:
- Requires a minimum of a college degree and Paralegal
Certificate or equivalent
- Requires at least two years related industry experience
- Bilingual in English and Spanish, both spoken and written
- Proficient in computer software applications including
Microsoft Word, Excel, e-mail, Access
- Requires strong attention to detail and the ability to work
independently and as part of a team
- Able to handle multiple projects in a fast paced
environment
- Strong organizational and communications skills
- Articulate, personable and professional in dealing with
external and internal people
